They could buy it without taking on the burden of the football club !

It would be something of a risk and not a short term plan, not sure what the planning situation is on that site but I suspect it would take several years to get to a stage where it was generating a profit and it could prove a white elephant. bear in mind the B &Q park often has units empty...

I fear that the logistics may be:-
1) Demolish stadium, hotel and training centre
2) build shopping centre, hotel etc
3) build new ground at Didcot whilst ground sharing with Oxford or Swindon in the meantime
4) rename us Thames Valley Royals

Cellino put in around £11m at Leeds months before the take-over was agreed and then approved. It happens. It'd just be another loan on top of the rest if he didn't get the club.

They added the new wing of the hotel and media suite long after the original build so that isn't correct.


On per existing foundations ....
There are no foundations of any kind under the car park so you would have to dig very deep. And if the proposal is to put several floors of car parking and a service yard under the shopping centre you would definitely pierce the membrane sealing the contaminated refuse from the groundwater.
Of course it's doable but we the Shard and the Olympic stadium may just have had larger budgets available...


Putting foundations in of some sort would be fairly simple. Whether it is driven concrete piles or bored piles would depend on the type of ground and depth of the waste ground. I haven't seen the ground investigation for the area so i would be guessing whether it is feasible.The biggest issue as you state is whether there is a separation layer between the contaminated ground and the water table which if punctured could lead to all sorts of issues with the Environment Agency. That would involve more work and indeed may require the removal of the waste ground which at current rates per load would, I believe, be prohibitive.

I don't know if anyone else has mentioned this but the Mad Stad site is built on an old landfill site. This would result with a problem if building permanent structures as the build up of methane could result in some nasty explosions down the line. Whereas a shopping complex and housing would be of benefit to both club and community, it would cost a fortune to decontaminate the land so I doubt it would be a starter.
