Green How many times had the football stadium flooded since it's been there?

It's raised up on a rubbish dump, the Pru development would be at water level ("LOLakeside LOLiving" :lol: )

You need to put in a lot of good drainage if you're building on a flood plain obvs. As well as other protections.

Plan for current exceptional weather taking into account weather getting worse over the next 50 years. And plan for people block-paving their gardens reducing drainage further. And probably putting the surfacewater drainage from extensions / drive conversions into sewers not designed to take rainwater.

Oh and private drainage systems not being maintained properly.

You can bet that the developers won't tell the new homeowners about the risks of flooding.

Let me try a different tack - how often has the train track flooded? How often is that line closed?

Probably most of each winter were the floodplain built on :|

I think you're missing the point of building on a flood plain. What the hell do I care if some utter idiot agrees to buy a house that floods regularly (and is somehow surprised they can't get house insurance :roll: ) ?

Green Park Village should happen at some time, but finance is difficult to come by these days for building projects of this scale.

Plans to build 10,000 homes near Cambourne and 7,500 in Waterbeach. So there's finance there for the right projects.

I know we`ve gone a little off topic but JMW is correct, to all you talking about the Southcote/Theale development and saying "oh it`s just a little bit of marshland" can you back this up with any facts?

I can, and trust me, alongside the canal and all across the fields/area where the houses were proposed to be built, it floods massively every year. I have been running these routes four times a week for the last 6 years and the flooding has been very bad. Last year was particularly bad and houses are just not viable anywhere along this band of land.

There is plenty of land that can be built on the UK but this land is not suitable. End of story.

The burden of proof will ultimately be on the developers, not me. But for plans to get to the advanced stage they did I'd say this had been considered and overcome - despite your anecdotal evidence about running along one stretch which you admit is right next to the canal.

Very good, the flooding is in a section that covers over half a mile either way of the canal. This area also contains rivers that flood. Does my anecdotal evidence of actually seeing this area every week for 6 years hold greater sway than that of a oxf*rd who lives in London and has no knowledge of the land and how it reacts to rain?
