From Despair To Where? It won't be owned by Wycombe though. They'll just rent it and that's how the owner will make money from it. They may even try renting it to us too, as it could probably sustain 2 clubs
The other option would be hawking it out by the week to someone like the Brazilian FA as a European training base or one of the NFL teams when they come over to play in London.

Yeh that is the best use case outside of renting it back to us. But for £25m with a useful economic life of 50 years (standard UEL applied to a building) you need to generate £500,000 a year in rent, just to break even on depreciation, Let alone running costs.
That's asking quite a lot of foreign professional teams occasionally choosing you as a training base for a weekend.

That's a bit basic. What value the land, and fine build another building in 50 years time, that won't cost another £25m.

Nerd alert. You don't have to depreciate property, you can choose a revaluation model instead, meaning they could actually see increases in value coming through. And as a business you'd not be concerned about recovering depreciation.
But the running and maintenance costs, fair point. And ideally you'd have some sort of model that estimates the rental income to make a deal worthwhile. But this is where football is different. Decisions are made on ego and emotions instead of valuation models.
